The roof is one of the most important – if not the most important – part of your home. Not only does it protect you and your family from the outside weather, but it also provides a sense of safety and shelter that all homes are supposed to have. A home can have subpar flooring, leaky plumbing, or even paper-thin walls and still be able to provide adequate shelter. But if the roof is compromised in any way, the safety and well-being of not just those living in the house but also of the contents being stored within, are put at risk. Therefore, it's the home owner’s main priority to keep the roof in good condition at all times.

But accidents and misfortunes happen, especially with something that’s built to protect occupants and their assets from the weather 24/7. From harsh weather conditions to freak accidents, many things can warrant a roof repair job or even a full-out replacement.   • How long has it been since the roof was built or last replaced? If the home is relatively new or the roof was recently replaced, a repair would certainly be the more prudent and economic choice. However, if your roof is already 20 years old or older – even if it looks durable and fine for now – a replacement is definitely warranted. Roofs get more fragile the older they get, which could end up costing a lot more for you if you constantly have to repair it.
  • How severe is the damage? If it’s only a few holes here and there and they're not in very crucial areas, then you can probably get away with just a thorough repair job. But if the damage is widespread enough that it involves 30% or more of your roof, then a replacement is definitely recommended.
  • How much budget do you have allotted for your roof? Finally, you need to consider just how much money you can set aside for your roof. If your roof does need replacing but you just don’t have the funds for it, you may as well just have the damage repaired as best you can. A temporary fix is better than letting a damaged roof continue leaking.
